What the property report contains
The report gathers things you would normally check separately: prices nearby, commutes, the closest services, greenery, noise, spatial planning and the location match.
The report is part of mScanner, so you can move straight to the map, prices, a comparison of several flats and further purchase analysis.
Price and market around the address
mScanner helps you see whether the price of a flat looks reasonable against the location and similar addresses. It is a good starting point for a conversation about the offer and for comparing several flats.
Commutes and daily routes
The report answers whether the address fits your routes. That is why commutes are measured to specific places, not just to the city centre.
Surroundings, services and greenery
The nearest shops, schools, nurseries, parks and services affect daily life. The report helps you see what is actually within reach of the address.
The zoning plan (MPZP), noise and surrounding risks
The local zoning plan, noise and the character of the neighbourhood can change how a flat looks. mScanner helps gather these signals so you can ask the right questions before deciding.
What to check before buying or renting a flat
Before you decide, it is worth going through a few hard questions — the report gathers most of them in one place:
- whether the price is adequate to the location and similar offers
- how long the commute to work, school and the places that matter takes
- what the zoning plan (MPZP) says and what might be built nearby
- what the noise, air quality and character of the area are like
- what is within reach of the address: shops, schools, clinics, greenery, transport
- how the offer compares with other flats you are considering
Free preview and the full report
The report preview is free for every address. You do not pay upfront just to see whether the tool makes sense.
A package of 3 or 5 reports costs less per report. You can analyse more addresses, return to saved flats and compare them in one place.
More than a report
mScanner helps you go through the whole process of choosing a flat: from checking the address, through the area map and prices, to comparing several saved properties.
That way you do not judge a flat by the listing alone. You see the report, location, commutes, prices nearby, the zoning plan, noise, greenery and services as one picture of the decision.
What is worth checking beyond the report
The report helps you see the strengths and weaknesses of an address faster. Before signing a contract it is still worth viewing the flat, checking the documents and, if needed, talking to a specialist.
Frequently asked questions
Is the mScanner property report free?
The report preview is free for every address, with no payment card. The full report is paid: from 29.99 zł per address, cheaper in a package of 3 or 5 reports.
Do I pay separately for each report?
You pay per address, not per calculation: a purchased report can be personalized and re-run at no extra cost, and you also get the map, prices, the comparison and the location analysis.
Does the report replace a surveyor or a lawyer?
No. The report helps check the location and prices, but it does not replace a valuation, a building assessment or a legal review of documents.
Can I compare the reports of several flats?
Yes. After saving flats you can compare their reports, prices, surroundings, commutes and location match in mScanner, instead of analysing each address separately.
How do I check a flat before buying?
Enter an address or paste a listing link, and mScanner gathers prices nearby, commutes, the zoning plan, noise, air, services and greenery into one report. That way you assess a flat by data, not just by the listing description.
How do I check whether I am overpaying for a flat?
mScanner compares the listing price with real transaction prices (RCN) in the same building, within a few hundred metres and across the district. You see at once whether the offer is at the market price or above it — these are prices flats actually sold for, not a listing average.
Where does the data in the report come from?
From open, public sources: transaction prices from the land registry (RCN), asking prices for new flats from the primary market via dane.gov.pl, and data on surroundings, commutes and plans from public maps and registries.
Does the report work for a house or a plot of land?
Yes. You add any address — whether a flat, a house or a plot — and check the surroundings, commutes and the zoning plan just like for a flat.
How is the mScanner report different from OnGeo, GeoScan or Locumo?
OnGeo focuses on a plot report and formal matters, while GeoScan and Locumo give a general location score. mScanner combines three things the others do not offer together: a free report preview for every address, an assessment tailored to your own criteria (commute to work, quiet, greenery) rather than one general score, and a check on whether you are overpaying — real transaction prices (RCN) in the same building and area. It is also built for flats, not for plots.
Does mScanner use AI to value or to write the report?
No. mScanner does not generate or guess data with AI — it gathers real information from official, public sources (the land registry, zoning plans, public maps and registries) and shows it directly. You make the decision, based on real numbers, with no risk of made-up values.
How much does full access to reports cost?
The report preview is free for every address. The full report is paid — from 29.99 zł per address, cheaper in a package of 3 or 5 reports; current options and prices are in the in-app pricing.
