Frequently asked questions

Is mScanner a listings portal?
No. We're a tool built for people buying a home, so we work independently of any listings portal. You can add any property you're considering - even one you won't find on the popular sites (an offer straight from the developer, a referral, a local group) - and compare it with others using our tools. All you need is an address or a listing link. The rest of the data is optional - mScanner pulls the area's transaction prices, commutes, the zoning plan (MPZP), noise data and everything else worth checking before you decide.
Where do your transaction prices come from?
From the official property price register RCN kept by the Polish Ministry of Justice. These are real sale prices of flats. We show the median and average for the building, the address and the area.
What if my flat isn't on any portal?
Just enter the address. mScanner pulls the data itself: the area's transaction prices, commutes, the address report, the zoning plan (MPZP), the environment, noise and other criteria. It works just as well for flats that aren't on the portals - straight from the developer, a referral or a private sale.
Does the address report work across all of Poland?
Yes. We have full data (RCN, developer listings, the match map) for over 100 cities. In smaller towns you still get the full zoning-plan (MPZP) map, commutes, the area score, the environment, demographics and asking prices. The bigger the town, the fuller the picture of transaction prices.
Can I download the report as a PDF?
Yes. You can print or save any address report as a PDF and share it - for example with a flatmate, your partner, your parents, an agent or a mortgage adviser.
Can I compare several flats at once?
Yes - it's our core feature. Save the flats you're considering and mScanner lays them out side by side: price, price per m², floor area, commutes, location score and extra costs. On one map you'll see the commutes from each address to work, school and the city centre - without retyping addresses over and over.
Do you calculate the real cost to buy - with transfer tax, notary and parking?
Yes. On top of the listing price we add the PCC transfer tax (resale market), the notary fee plus VAT, the court fees for the land-register entry, and extras like a parking space or a storage unit. You'll see the amount you'll really spend - and compare it across listings, instead of working it all out by hand in a spreadsheet.
